Home Selling: Step by Step Guide

Step 1: Deciding To Sell

Deciding if it is the right time to sell your home can be a very tough and emotional decision. It is important to get solid facts and understand all the costs associated with selling a home. The more information you have, the more confident you can be with your decision.

Step 2: Choosing a Listing Agent 

Your agent will be in charge of any advertising, showing, and completing the legal requirements of selling your property. It is important to choose an agent you can trust, feel comfortable with, and that their top priority is keeping your interests first.

 

Step 3: Pricing Your Home

The agent will be responsible to provide information on comparable sales to help determine what your home is likely to sell for.  It is important to understand the market and area trends. Keep in mind of the special items and upgrades that your home may have such as a great view, upgraded kitchen or big yard. The price will also be strongly influenced by location, size, and age of the home. I grew up in Vista, live in Oceanside, and I review all the new listings that come on the market in our area.  I use this knowledge to help you price your home appropriately.

Step 4: De-Cluttering, Repairing, Cleaning, and Revitalizing 

First impressions make a huge difference.  Buyers are drawn to spacious living areas that are clean, de-cluttered, and functional.  I always offer to walk through your home and advise on small changes you can make to maximize the appeal of your home to potential buyers.  Small, inexpensive changes can help you get significantly higher offers for your home.

 

Step 5: Going to Market 

At this point your house will be put "on the market".  I will list it on the MLS, showcasing professional pictures of your freshly revitalized home and a description explaining the many benefits and features of your home.  As your agent, I will handle all the inquiries from prospective buyers and coordinate times for them to view the property. 

 

Step 6: Receiving Offers and Choosing One

The hope is always to receive multiple offers on your home.  I will review each offer with you to help you understand the pros and cons of each.  Depending on your situation, price is not always the deciding factor.  Other terms like closing time-frame, contingencies, and type of loan are very important.  I'll help negotiate to prioritize the things that are most important to you.

 

Step 7: Open Escrow

Once you accept an offer, then you will open escrow. This is a long process that I will be happy to share more about with you in person.

 

Step 8: Closing

Congratulations!  Once escrow closes, you'll receive the money from the sale.  Know that even after closing, you can continue to contact me if you have any questions or need help with your next real estate transaction.
